Reservation Information
WE REQUIRE THAT ALL MEMBERS OF GROUP RENTING & STAYING IN
THE HOME READ THIS RESERVATION INFORMATION SHEET SO ALL DO INDEED UNDERSTAND THE RULES OFTHIS POLICY.
A fee equal of 25% of the total rent will be charged in case of cancellation, transfer, or change of reservation. If the reservation is not cancelled prior to 47 days before check-in date, all rental and tax money sent will be forfeited.
WRITTEN NOTICE, SENT BY USPS, IS REQUIRED FOR
CANCELLATION AND MUST BE POSTMARKED BEFORE THAT 47 DAY MARK.
Also, cancellation or early departure due to inclement weather does not warrant refund of any rental and tax money sent, AS WELL AS some other “odd, natural occurrence” or “ Act of God” happens that might interrupt your vacation. If a mandatory evacuation order is given due to possible hurricane, refunds will only be given by your Travel Protection policy/agent, but you must have purchased coverage before the storm was identified and/or named.

IF YOU CHOOSE NOT TO PURCHASE COVERAGE, THERE WILL BE NO REFUNDS.
If tenant has not checked in by 10 a.m. of the day following check-in date, (without prior notice), home may be re-rented and loss of all rental and tax money will result.
Check-in time is 5 p.m. or after.
Check-out time is 10 a.m. or earlier.
ANYONE STAYING PAST 10 A.M. ON CHECK-OUT DATE WILL BE CHARGED FOR THE EXTRA DAY!!
ABSOLUTELY NO check-ins before 5 p.m.!
If golf cart is rented, guests are responsible for maintaining the charge on the golf cart, if the golf cart is not properly charged and becomes stranded on side of road no matter how far or close to home it is. There will be a minimal retrieval fee of $200 or more depending on the location and/or if a third party must be hired to attain golf cart.
Owner also had the right to revoke all golf cart privileges is he/she feels it is being driven recklessly. No refunds will be given if this occurs. Golf cart will not be rented to students or anyone under 25.
There is a $40 charge for keys not left in the home at departure and a $50 fee for all lock-outs. (We are not responsible for any damages done to vehicles or personal property).
All prices reflect ( ) persons or less. Any more people will cost as website states. It will be considered a breach of contract if extra or unpaid for guests are found on the property. Immediate eviction can be expected of total group and loss of all money sent will be forfeited. If ANY guest not paid for is on property at all ,eviction may occur. Driveway is also only available to vehicles that belong to paid guests. No guests may park on property, this will also violate policy and possible eviction.
You must notify owners of ALL vehicles that will be at the property for the duration of your stay.
A damage deposit of $500-$2000 is required. If no damages are incurred and HOME WAS LEFT IN THE ORDER IT WAS FOUND & there are no other
violations of rental policy, then damage deposit will be mailed back 3-10 days after check-out. Warranting that there are no damages to be accessed.
NOTE: If expenses are incurred to repair damages, replace missing items, pay for extra cleaning, or any other violation of rental policy as a result of your stay, we reserve the right to apply any money sent to offset expenses. Renters must promptly disclose any known or suspected issues with the home.
If lock-box on pool heater is tampered with , a loss of full damage deposit may be required.
If any mattresses have been “wet”, loss of full damage deposit will result.
Owner has right to evict any and all tenants if any policy is broken. Warranting no refund.
If a breach of contract occurs regarding eviction, There will be absolutely no money refunded regardless of how long you have stayed at the home or how many days you have paid for. Eviction will result in full loss of all money paid.
ABSOLUTELY NO SMOKING IS PERMITTED IN THE HOME!!!
SMOKING Permitted OUTSIDE ONLY. The guest’s Damage Security Deposit will be forfeited and the guest will incur an additional charge for carpet cleaning and deodorizing if ANY evidence of smoking is found inside the rental home. Smoking is allowed outside only, so please dispose of butts and other smoking materials properly. If cigarette butts are not disposed of properly and butts are found discarded on the premises, a Cleaning Fee of $5.00 per Butt will be charged and the butts will be mailed back to tenant to validate cleaning fees.
PRIVATE AND COMMUNITY POOL, (IF HOUSE HAS ONE), IS TO BE USED BY REGISTERED GUEST ONLY!!
Sheets and towels are provided , however we ask that you bring your own BEACH towels. Complimentary (not always applicable) Bath soap (1 per tray), toilet paper (1 or two rolls per bathroom), and trash liners (1 per basket) are provided UPON ARRIVAL ONLY.
Trash bins must be pulled to the curb on trash days and brought back no later than evening that same day. A trash fee will be taken if there is trash piled up on Saturday after checkout if it looks as if trash was not taken to street and needs to be hauled away. Trash that needs to be hauled away will result in a minimum $50 charge.
Owner is, by Florida law, allowed to enter home at any time if he/she suspects any actions that might breach this contract. Owner may also enter home to check A/C filters and for any other reason necessary to maintain security and comfort of tenants. As well as if Owners wish to make improvements on the home as well as routine inspections.
If property is for sale, renter must cooperate with the owner or realtor to arrange convenient times to show property.
Pet Policies.
Guests are responsible to pick up all pet waste on the property as well as anywhere in the community. If pet waste is found in or on property money will be deducted from damage deposit. If pet damages anything in the home guests are aware that all damages will come out of the damage deposit. If damage exceeds damage deposit, A bill will be sent to guest for the additional damage fees.

PETS Allowed with PRIOR Approval. We know for many guests pets are like children. For this reason, pets are allowed with prior approval, and provided pet is housebroken, flea free, not prone to shedding, and not prone to damaging property. A non-refundable pet guest fee is charged for each pet that is approved. Pets are not allowed on the furniture or beds, unless a protective cover is used provided by guest. There is an extra pet cleaning fee if evidence of excessive pet hair is found in the home. In addition to PET FEE, any damage done by a guest’s pet, such as chewing furniture, staining carpet (pet urine), digging in the yard, etc. will be charged against the guest’s credit card and/or deducted from the damage security deposit and the guest will be charged for carpet cleaning, odor removal, and flea spray if any evidence of a pet(s) is found in the rental home or on the premises. Pets are not allowed in the pool. If evidence of pets in the pool is found an extra pool cleaning fee will be charged. Also, we require that guests pick up after their pet when the pet does its business, whether on our rental house property or other areas and dispose of waste in a proper container. GUESTS WILL BE CHARGED A FEE OF $10.00 FOR EACH WASTE REMOVAL. All pets must be under the complete control of a responsible guest, and must be on a hand-held leash at all times when not in the fenced in yard. However aggressive or unruly dogs are not welcome for the safety of other guests and children in the area. If we receive one or more complaints regarding barking or aggressive pet behavior, the guest, with their pet will be forced to leave with forfeiture of all rents and security/damage deposit.
Call us when you get near or in Destin. We will guide you in and meet you at the rented property with the keys. ABSOLUTELY no check-ins before 5 p.m.
However, if by some chance the home is cleaned and ready before 5 p.m. and an early check-in is possible……the number of hours early that tenant is able to check-in, they will be expected to check-out that same number of hours earlier the
following Saturday, (or whenever check-out date is).
A “courtesy call” or e-mail will be given 47 days prior to check-in date to remind you to send balance DUE WITHIN 7 DAYS OF PHONE CALL OR E-MAIL. If balance due has not been paid before the 40-day period or within 1 week after the renter has or hasn’t been notified by e-mail or phone, THEN THE RESERVATION IS CONSIDERED CANCELLED, home will be re-rented and all prior rental and tax money paid will forfeited. Renter is solely responsible for tracking when payment is due and paying on time. Any service we offer to remind guests is solely for courtesy purposes only and may or may not notify renter. NO PERSONAL CHECKS!
PAYMENT OF ANY AND ALL RENTAL MONEY AUTOMATICALLY CONSTITUTES ACCEPTANCE OF ALL TERMS AND CONDITIONS SET FORTH HEREIN AND RENTER ACKNOWLEDGES THAT ALL INFORMATION AND RULES IN THIS AGREEMENT HAVE BEEN READ, UNDERSTOOD, AND AGREED TO…..OF YOUR OWN FREE WILL.
